Process for Selling a Property

Have you signed a contract for sale after open house on Saturday and wish to speak to a property solicitor immediately?

We have listed out the process of selling a property for your peace of mind.

Stage 1 - Prior to Contract signing

What you need to do

• Provide your Contract to us for review

What we will do

• Review your Contract;

• Provide you with legal advice;

• Negotiate the Contract terms with the Buyer on your behalf.

Stage 2 - After signing the Contract

What you need to do

• Read all letters and emails we prepare for you;

• Complete verification of identity with us. (If you have an Australian Driver’s licence, we can arrange this step to be completed online);

• Prepare your nominated bank account;

• Sign Discharge of Mortgage if there is a mortgage over the title;

• Complete the necessary paperwork we send to you. We can send you to complete all forms electronically now.

What we will do

• Prepare you with a comprehensive conveyancing package to help you to understand the conveyancing process;

• Apply for Capital Gains Withholdings clearance certificate application to the Australian Taxation Office on your behalf;

• Advise the estimated amount you need to prepare for settlement;

• Contact with the Buyer’s solicitor;

• Advise you of settlement time and date for you.

Stage 3 - Settlement

What you need to do

• Deliver all keys and remotes to the agent;

• Check with your bank to see if you have received funds;

• Relax and know all your conveyancing process is completed successfully!

What we will do

• Confirm with you settlement has been successfully;

• Provide you with a detailed rundown of your sale proceeds and settlement expenses;

• Contact the property manager confirming settlement has been completed if your property is currently rented out.
